Positive First Impressions Matter

Before selling a home, homeowners should put extra effort into making the place appear clean and well-maintained. Positive first impressions are important to receive the most advantageous price and appraisal.
Here are some things to consider.

Homeowner Prelisting Checklist:
ü  Perform any needed maintenance to the yard and property.
ü  Remove all unnecessary clutter from the interior of the home.
ü  Put away photos of your family and friends and personal things.
ü  Fix the minor things such as a squeaky hinge or hard to shut doors.
ü  Put away outdoor clutter, such as toys, bicycles and garden hoses.
ü  Wash the exterior doors and all of the windows inside and out.
ü  Remove cobwebs from the basement, attic, garage and porches.
ü  Wash any accumulated dust under covered overhangs and porches.
ü  Wash the welcome mat or buy a new one, if it looks worn.
ü  Hang a nice potted plant from a hook near the front door.
ü  In vacant homes add water to all drains, to prevent sewer gas.
ü  Provide a detailed list of the upgraded features of the home.
ü  Print your floor plan on the back of your real estate feature sheet.
ü  Provide your real estate comparisons for the appraiser, if possible.
ü  Check if the information and data on your appraisal is accurate.
