SELLING A VACANT HOUSE


When selling a vacant house, be certain the property is maintained and secured against trespassers. Here are some things to consider when selling a vacant house.

Security:
Use timers on a couple of lamps to make the home appear lived-in. Forward all mail and have someone make sure the doors are locked and deliveries are picked up.

On the main floor, be certain to turn the slats of window blinds so that pedestrians cannot see that the home is vacant, although allow some light to filter inside for visitors.

Insurance:
Be certain that the homeowner insurance policy coverage does not change, when the house is unoccupied.

Maintenance:
Prevent damage from bursting frozen pipes. If you use a programmable thermostat change the batteries, before you move out.

Change the batteries in the smoke detector to avoid that annoying beeping sound that occurs when the battery runs low.

Keep the grass cut, rake the leaves and keep the snow shoveled to improve the curb appeal and maintain the lived-in appearance.

Run the water in the faucets and flush the toilets to be certain everything is working and to eliminate sewer gas, because the drain traps dry out when not in use.

Positive First Impressions Matter

Before selling a home, homeowners should put extra effort into making the place appear clean and well-maintained. Positive first impressions are important to receive the most advantageous price and appraisal.
Here are some things to consider.

Homeowner Prelisting Checklist:
ü  Perform any needed maintenance to the yard and property.
ü  Remove all unnecessary clutter from the interior of the home.
ü  Put away photos of your family and friends and personal things.
ü  Fix the minor things such as a squeaky hinge or hard to shut doors.
ü  Put away outdoor clutter, such as toys, bicycles and garden hoses.
ü  Wash the exterior doors and all of the windows inside and out.
ü  Remove cobwebs from the basement, attic, garage and porches.
ü  Wash any accumulated dust under covered overhangs and porches.
ü  Wash the welcome mat or buy a new one, if it looks worn.
ü  Hang a nice potted plant from a hook near the front door.
ü  In vacant homes add water to all drains, to prevent sewer gas.
ü  Provide a detailed list of the upgraded features of the home.
ü  Print your floor plan on the back of your real estate feature sheet.
ü  Provide your real estate comparisons for the appraiser, if possible.
ü  Check if the information and data on your appraisal is accurate.

Program Helps Homebuyers with Down Payment

Some Illinois homebuyers may be eligible for a financial assistance initiative to cover down payments and closing costs through a new state-run program, called SmartMove Trio.

The initiative offers eligible first-time homebuyers a 30-year fixed rate mortgage and up to $6,000 in cash for down payment and closing costs. The Illinois Housing Development Authority is managing the initiative and interested buyers can apply for the SmartMove program.
